Langcroft Developments is a growing property development and construction business specialising in the delivery of high-quality affordable housing, retirement living and specialist residential developments.
With a strong and growing pipeline of projects across the Midlands, we are looking for an experienced Contracts Manager to join our team and take a key role in the successful delivery of our developments.
This is an important operational role within the business. Working closely with the Directors and our Commercial, Development and Technical teams, you will oversee multiple live developments and provide leadership and support to our Site Managers from pre-construction and mobilisation through to completion, handover and the defects period.

The Role
As Contracts Manager, you will take overall operational responsibility for a portfolio of developments, ensuring each project is delivered safely, efficiently, to programme, within budget and to the quality expected by Langcroft and our clients.
You will provide leadership and direction to our Site Managers whilst maintaining clear oversight of programme, health & safety, quality, design coordination, procurement and project risk.
You will also act as a key operational point of contact with our Registered Provider and retirement living clients, consultants, subcontractors and other project stakeholders.
Your responsibilities will include:
- Overseeing multiple affordable housing, retirement living and specialist residential developments from mobilisation through to completion.
- Leading, supporting and challenging Site Managers to ensure clear accountability and consistently high standards across our sites.
- Reviewing construction programmes and working with the project team to identify risks, critical activities and recovery measures where required.
- Ensuring developments are properly planned and resourced before commencement on site.
- Working closely with our Development, Technical and Commercial teams during pre-construction and throughout delivery.
- Coordinating buildability, design information and technical requirements to ensure information is available when required.
- Maintaining oversight of subcontractor performance, labour and key material requirements.
- Working alongside the Commercial team to manage procurement, programme implications, variations and project costs.
- Ensuring appropriate focus is maintained on health, safety and environmental performance across all developments.
- Reviewing RAMS, Construction Phase Plans and relevant site documentation alongside the Site Manager and project team.
- Carrying out regular site inspections and ensuring Langcroft’s standards for presentation, quality and workmanship are maintained.
- Chairing and contributing to internal project reviews, progress meetings and client meetings.
- Producing clear and concise project updates for the Directors, including programme position, key risks, commercial issues and actions required.
- Developing strong working relationships with our Registered Provider clients, consultants and other project stakeholders.
- Coordinating utilities, highways, statutory authorities and other third-party requirements with the wider project team.
- Driving developments through practical completion, ensuring handovers are properly planned rather than treated as an end-of-project exercise.
- Working with our Site and Defects teams to ensure snagging and defects are dealt with efficiently and professionally.
- Supporting the development of Site Managers and junior members of the construction team as the business continues to grow.
- Helping us continually improve the systems, processes and standards used across Langcroft developments.
About You
We are looking for an experienced construction professional who has progressed through site or project management and is comfortable taking responsibility for several developments simultaneously.
You may already be working as a Contracts Manager, or you could be an experienced Project Manager/Senior Site Manager ready to take the next step.
Experience within residential construction is important, with affordable housing, Registered Provider, retirement living or care-sector experience particularly advantageous.
You will need to be:
- A strong leader who gets the best from Site Managers and project teams.
- Organised and capable of maintaining oversight across several live developments.
- Commercially aware and comfortable working closely with Quantity Surveyors and the wider Commercial team.
- Programme-driven, with the ability to identify problems early and take action.
- Technically competent with a good understanding of residential construction.
- Confident dealing directly with clients, consultants and subcontractors.
- Proactive and solutions-focused rather than simply reporting problems.
- Comfortable working within a growing, entrepreneurial business where people are expected to take ownership.
- Professional, approachable and able to build long-term relationships.
Qualifications & Experience
- Ideally, you will have:
- Proven experience in a senior construction management role.
- Strong residential construction experience.
- Experience overseeing multiple sites or projects.
- Good working knowledge of construction programmes and Microsoft Project or equivalent.
- SMSTS.
- CSCS.
- First Aid qualification.
- Good understanding of current health & safety and building regulations.
- Full UK driving licence.
- Experience working with Registered Providers, affordable housing or retirement living clients would be particularly beneficial.
